Accessory Dwelling Unit
SIZES:
A STUDIO or (Jr. ADU) cannot exceed five hundred (500 sq. ft.).
A ONE AND TWO BEDROOM ADU cannot exceed eight hundred fifty (850 sq. ft.).
A TWO BEDROOM ADU cannot exceed one thousand square feet (1,000 sq. ft.).
If the ADU is on multiple dwelling unit lots, detached ADUs are allowed up to twelve hundred square feet (1,200 sq. ft.)
WHAT IS AN ADU?
An (ADU) is a small (detached or attached) secondary dwelling unit with complete, independent living facilities (kitchen and bathroom) that is located on the same parcel as the primary dwelling unit (existing or proposed). The ADU can be located within or attached to a single dwelling unit building, or in a separate detached structure.
AB68: You can only add a single ADU to a property with a single dwelling unit on a single parcel. You can add an ADU and a Jr. ADU if your property is less than ½ mile from public transportation to make it a triplex.
BELOW IS AN EXAMPLE OF AN UN-ATTACHED ACCESSORY DWELLING UNIT:
PREPARING THE SITE:
Clearing, Grading and Demolition (not included in cost – additional cost will be added if applicable).
Excavation for foundation only. (outside foundation is not included in cost – additional cost will be added if applicable).
Concrete Foundation. Pour standard 2,500 PSI Foundation including Number Four Rebar.
Install for new Gas, Water, Electrical and Score Cut Concrete for new Waste Line.
Follow Design Drawings of new services being installed.
Extending Natural Gas, Electrical and Water lines from existing house dwelling. (additional cost if lines are further than 30 feet from main meters).
INSTALLING AND CONNECTING SYSTEMS:
Electric, Gas and Water: Having each their own new Sub Meters.
HVAC (single dual wall unit).
FRAMING THE STRUCTURE:
Concrete Foundation with Patio and Walkway.
Exterior Walls, Joists and Roofing (standard 30 year composition).
Interior Walls, Windows and Interior/Exterior Doors
Exterior Trim (Stucco (sand finish), Wood Eaves)
INSTALLING AND CONNECTING SYSTEMS:
Electric, Gas, Water: Sub Meters, (connected to main dwelling unit).
Install a single HVAC BTU (single dual wall unit for ADU).
Install New Sewer Waste Line to main waste line.
Install Electrical, Gas and Water connections as given in design drawings.
Install new Electric Tank-less Water heater. Homeowner will provide new Tank less Water Heater.
Install new 100Amp Subpanel.
STUCCO: Exterior Wall Stucco (Sand finish), (will be framed as according to design drawings).
Install Vents as required in design drawings.

Family Room, (2) Bedrooms and closets, (2) Bathrooms, Kitchen, Laundry, with Patio (covered porch) and Separate Walkway.
